This pocket often gets overlooked — It’s north of Lawrence Ave, and the East Ravenswood historic district is SOUTH of Lawrence… it feels more RAVENSWOOD than Uptown, yet it’s in the 8003 census tract – Uptown. It feels more Andersonville than Uptown, too, but that is generally known to start at 5200 North(Foster) – 8077 census tract.
This lovely section is quiet, charming, close to lots of great amenities, but because it’s not easily described, agents and buyers often don’t include it when looking in a specific neighborhood search.
Chicago Geography Lesson:
We have 77 communities, 50 wards, 85 zip codes, and (not surprisingly), these are NOT geographically the same!
Generally speaking, real estate agents search by zip codes, census tract areas, or by coordinates (# N/S and # E/W).

We agents can draw maps around areas, such as school boundary areas and historic districts, but when you hear “Uptown” and “Edgewater”, these specifically refer to census areas, not just neighborhoods.

This morning -Lakewood Balmoral view from my front porch
As a “Local Expert” on StreetAdvisor, I often have to describe what it’s like to live in a particular neighborhood. I have sold properties in 18 different census tracts, each with multiple sub-neighborhoods that have their own unique character. I am fond of so many places in Chicago — I truly think it’s the best city in America–no joking!
It’s my own neighborhood, Lakewood Balmoral, part of Andersonville –in Chicago’s Edgewater Community, that I have the hardest time describing. I have difficulty explaining what a great community this is, full of warm and caring people who, together, make me forget I live in a hustle-bustle metropolitan area. At times, it’s almost like Mayberry!
NextDoor – Online Network for Neighbors
Many of us belong to NextDoor. If you don’t have this application for your neighborhood- I recommend you start it! It’s a community blog/resource/hub that lets people post classified ads, offers for free give-aways, recommendations for service providers and restaurants, info on crime/safety, and general community updates. It’s a way to get to know your neighbors, but much more, too!
Looking at the posts, one can easily get the flavor of a neighborhood – how many people are members, how they communicate with one another, the general tone of the conversation –these are all indicators of how warm and connected the neighbors are to one another.
So, having said all this, I wanted to share (anonymously) a post and reply from last week’s Lakewood Balmoral NextDoor postings. It’s a glimpse into what makes the Lakewood Balmoral neighborhood great – it’s says exactly what I have difficulty saying myself….

What a neighborhood. Our friend, Carlos, got his Uhaul van stuck this evening. 5300 and 5200 blocks of Wayne both pitched in. V lent snow shovels and called J. J knew whose car needed to be moved. T not only moved his car but helped dig out the van AND move a futon! M lent her shoveling skills and salt. A number of anonymous neighbors offered help in various forms. Thank you all!

Several years ago my nephew was visiting when a car was stuck right in from of our house. He dashed out and helped push it out (it took a long time). I never thought about it again. Last summer, I was sitting on the porch when a man walked by and picked up a few pieces of litter that had strayed onto my lawn. I didn’t know him or recognize him. I was aghast. I asked “what are you doing picking up my litter?” He replied that years ago, someone from my house helped push him out of the snow, so he always tries to help out when he passes by—-What a neighborhood!!!

As a StreetAdvisor contributor, I have been considering how to answer the question,
This is a loaded question, indeed!
Here are the reasons I CANNOT answer the question:
- What’s “upper middle class”? Certainly, the cost of living in Chicago is higher than the cost of living where I grew up — in Bloomington, Illinois. We’re not Manhattan, however. Chicago has 77 neighborhoods, or communities, all with their own charms.
- What’s “best” ? Best in terms of location? Amenities? Value? What’s best for the young professional right out of college may not be best for a family of 5 with 3 kids in elementary school, nor the same for empty nesters in their mid 60’s.
Here’s what I CAN answer:
- Average (mean) cost of single family homes by neighborhood,
- Published demographic information by neighborhood
- Amenities for each neighborhood
Relative Prices of Some Chicago North Side Neighborhoods
For purposes of this post, I’m including a few examples of neighborhoods in which I’m most familiar. This is NOT an all-inclusive list of neighborhoods in Chicago. The chart below shows average (mean) prices for single family homes – resale only (not new construction) for
As of today’s writing, the average prices are:
Lincoln Park $1,350,000
North Center $875,000
The prices aren’t surprising – essentially, the closer the neighborhood lies in relation to the loop, the more expensive the homes.
Micro-Neighborhoods in Chicago
These neighborhoods include many sub- or micro-neighborhoods. Sales prices within each neighborhood can vary greatly, depending on many factors (proximity to public transportation, conformity, school district…)
For example, Edgewater has multiple micro-neighborhoods, delineated by block clubs, as seen in this map:
There are so many neighborhoods, micro-neighborhoods, and even preferred areas within the micro-neighborhoods that giving an average price for Edgewater is somewhat misleading. I live, for example, in Lakewood Balmoral (# 16 above). This block group, the Lakewood Balmoral Historic District, is part of Andersonville, which is part of the Edgewater Community. To give an average resale price for all areas above is not at all indicative of the values within LBRC (or #16).

Beyond Home Prices – Other Criteria for Choosing a Neighborhood
So far, we’ve just talked about average prices.
Other things to consider when choosing a “best” neighborhood:
- Crime by block, neighborhood, police beat, community – See Clear Map – Select this link
- Elementary Schools – See my website to learn more about Chicago Elementary Schools and specifically, CPS Elementary School Districts on the city’s north side.
- Proximity to Public Transportation/Highways – See Map Below and click on photo to pull up website.
Having said all this, I find there’s no way to easily answer the question, “What is the best upper middle class neighborhood in Chicago”.
This post is just a long-winded way of saying that it’s critical that buyers work with an experienced Realtor who’s familiar with the neighborhoods AND MICRO-NEIGHBORHOODS in Chicago, who can help clients best understand their priorities, and who can then provide all options that meet those needs.

Edgewater Home Sales
Condo Sales in Edgewater
The biggest news in Edgewater’s real estate market is in the condo segment. Year to date, condo sales are up 45% vs Jan-Sept 2011. Prices are down – 12.6%, and market times are lower, too – 7.7%. Looking at inventories, there were 304 condos for sale in September of this year vs 478 during Sept2011 — again, a very positive sign.
As of today, November 8, 2012, there are only 272 condos for sale in Edgewater. Over the last 3 months 187 condos closed, thus we are averaging 62 sales/month.
The result — only 4.4 months of inventory. This is a tremendous improvement – a sign that the market continues to improve!

As for Single Family Homes — it’s more difficult to see a trend, as the unit numbers are smaller. As of today, 20 homes have closed in the last 3 months, and 19 are currently on the market. This compares to 41 closed 2012 YTD.

The Malibu Condominiums are some of the best condos on Sheridan Road- on Lake Michigan, homes offer balconies, large room sizes, and it’s a truly full-amenity building.
I looked forward to helping my seller market his home – he was an original owner, and had enjoyed beachfront living for many years. When he invited me in for the first time, I found gorgeous views to the south — both city and beach, but not so great views inside.
