Median Sales Prices are STRONG! They’ve ranged from $363,000 to $390,000 over the last 5 years, and in June, they hit the high water mark of $390K mark again.

Market times have dropped considerably – the high was 157 days on market (June, 2012) but today are down to 57 days — less than 2 months.

This quick market time is due to the low inventory levels –

In May, 2010, there was a 10.9 month supply of homes available for sale.  Between January and Mary of 2014, there was only a  2.7 month supply.  With an increase in buyers looking to purchase, the great demand caused prices to increase.

Today, there is a 3 month supply of homes on the market.

Empty Nester Choices in Chicago

 

Today was an empty-nester real estate day.

Empty Nester Buyers

I took clients out to look at condos — they’re thinking of selling their historic home to move into a vintage condo on Lake Shore Drive – probably in Lakeview. Here’s what we saw…

2920 N Commonwealth, Chicago2920 N Commonwealth

1.  2920 Commonwealth – 3 bedroom right behind St Joseph’s –

  • Lovely east view of Lake Michigan, if you don’t mind looking at the hospital parking lot
  • Great condition, if you like the fake stone around the doorways- added to remind you of the original stone in the building
  • Parking garage in the building, however it will be at least one year until the new owner gets to park in the building, since there aren’t as many parking spots as total units

2.  433 W Briar — Just south of Belmont and east of Sheridan Road — 2550 square feet

  • Front of the building, but north facing unit can feel dark, especially on the 2nd floor
  • Again, parking not available in the building
  • Doesn’t have the grand feel of the Lake Shore Drive condos

3.  3500 N Lake Shore Drive  9D – co-op building 4 blocks north of Belmont

  • East facing 3 bedroom unit- lovely views of Belmont Harbor
  • Totally renovated with painstaking detail – to the point of removing, stripping, and replating hardware!
  • Gracious unit – 2400 square feet, but one bedroom short for my clients

Empty Nester Sellers

At Mariano’s, I ran into one of my favorite clients, who sold her home to move into The Admiral.

She’s been there 2 years now, and reported that she’s thrilled that she made the move. This was particularly good to hear, given she’s one of those people who’s spry and young at heart – some might think she jumped the gun a bit.

The only thing she said she misses a bit is her kitchen – she did have a glorious Crown Point-high end kitchen!

Her advice to all – “Don’t die in your house! This is way too much fun!”

East Ravenswood Historic District Year in Review 2013

East Ravenswood Historic District was a popular neighborhood in 2013!

East Ravenswood is located in 2 Chicago Communities – Uptown on the north and Lakeview on the south. Because it straddles 2 communities, getting concise market data is a challenge.

The graph below depicts single family home sales over the last 3 years for each of the communities– both neighborhoods have remained strong, but when looking  at each one separately, the statistics are very different.

When looking at ONLY DETACHED homes (old and new) in the quadrant bounded by

– 4000-4800 North, and 1400-1900 West –

one can see a more accurate representation of the homes in this district:

The average sales price was 96% of the list price of the home when the contract came in, and it took 108 days on average to sell a home in this neighborhood.

The average 3 bedroom sold for just over $ 650,000 and the average 4 bedroom closed at $ 1,054,000.

Chicago 2 Flats – 3623 N Ashland Ave

The initial response to my new Chicago 2-flat listing at 3623 N Ashland has been fantastic!

How do I measure the Initial Response?

Showing Appointments in the First Weekend

All real estate 3623 N Ashland-Chicago 2 flat in Lakeviewagents know that the first 3 weeks are critical to selling a property. Most of the showings occur during this time. Why is this? Anyone who’s been looking for a new home is watching new properties come on the market. That pool of buyers will inevitably find the new listing and, if interested, schedule a showing right away. After 3 weeks, showings are with NEW buyers. Often these new buyers are just educating themselves to the market, and aren’t necessarily READY TO BUY.

We had 6 showing appointments today at 3623 N Ashland!

Real Estate Agent Responses

Listing agents can track which buyers’ agents email listing information to their clients — IF the agents email directly from the MLS service. When the agent emails a link to a web address (url),then their correspondence obviously won’t be included in the Reverse Prospecting.

In the first 24 hours, 464 real estate agents have emailed information to their clients. Of these, 7 have responded to their agents as “INTERESTED.”

Viewings on Real Estate Feeds

Agents can see the “hits”, “views” and “click-throughs” on Feeds such as Trulia, Homefinder, VHT, and others. “Hits” are when the information comes up in a search, while “views” or click-throughs” are instances where the viewer clicks on your property to get more information, see photos, etc.

In the first 24 hours, Trulia alone reported that 3623 Ashland had 162 hits and 16 property views.

It’s just the first day —

I don’t think however, that this property will last long – it’s a solid investment for some lucky home buyer!
