Tuesday is Chicago real estate tour day. Agents hold open houses of their new listings and Realtors tour these properties for potential clients.
With today’s internet/virtual tour options, fewer and fewer agents go out on these tours, which is a shame. I love to go on tours – I get a chance to visit with colleagues, see gorgeous properties, and stay abreast of home values throughout the area.
Today, I got to see the Yin and Yang of Chicago Real Estate- polar opposites- NEW and VINTAGE. I have to say, I loved them both!
CONTEMPORARY – MODERN
My iPhone photo doesn’t do it justice- the home is open, sleek, chic, and easy to live in! Some of my favorite details:
- When you walk in, there’s a metal floor that’s actually a grid- underneath is a drain so dirt and water from your shoes and boots are immediately taken away.
- The open staircases (up and down) are made of thick blond wood treads.
- The front and rear windows are HUGE spans of glass- this brings the outside in, and it’s incredibly dramatic!
- The lower level has terrazo floors with radiant heat, and the family room is separated from the garden by a sheet of glass- gorgeous!
- The kitchen is slick and sleek – with stainless steel table, cabinets and appliances, offset by blond wood upper cabinets, it’s a chef’s dream!

For the Chicago real estate buyer who craves a condo with a view — here’s your February update.
I have been trolling these properties for one of my clients, and she settled on a lovely unit at 1160 S Michigan. It’s at the corner of Michigan Avenue and Roosevelt, just behind Trader Joe’s and next to Yolk — the building has the benefit of being “in the thick of things” — perfect for those who love to leave their home and grab a cab in a jiffy.
The northeast view from the unit is spectacular, and to get a 2100 square foot unit at $800,000 was a terrific deal!

The Parkshore – 195 E Harbor Drive # 1402
I love this building – go east on Randolph as far as you can go – take a left and you’re there! They allow dogs, the pool and fitness room are great, and they have tennis court and a lovely park area!
This is a smaller 3 bedroom, but it’s one of my favorite views in the city.
233 E 13th St # 1205
The price has been reduced since it was listed 130 days ago – the competing listing one floor below sold at $1,050,000, and it also had lovely upgrades. My client was considering this one – it’s larger and has more upgrades than the 1160 S Michigan unit, but it wasn’t worth the extra money for her needs.

in Chicago’s Lincoln Square Neighborhood?
Based on the MRED sales data over the last 5 years, 4 streets in Lincoln Square are known for their luxury properties:
Since 2007, 32 homes sold for over $800,000 on these 4 streets. Giddings had the most homes that sold over $800K (11), according to the Midwest Real Estate Data MLS service. Sunnyside had 9, averaging $1,364,117. Hamilton’s 6 averaged just over $1.3MM, while Wilson’s 6 averaged $1.1MM. Of all 32 properties, 8 were vintage homes (built before 1925), which were clearly the bargains- they averaged $1.0MM. Only 3 (on these 4 streets) sold for over $1.0MM.

East Ravenswood Historic District was a popular neighborhood in 2013!
East Ravenswood is located in 2 Chicago Communities – Uptown on the north and Lakeview on the south. Because it straddles 2 communities, getting concise market data is a challenge.
The graph below depicts single family home sales over the last 3 years for each of the communities– both neighborhoods have remained strong, but when looking at each one separately, the statistics are very different.

The average sales price was 96% of the list price of the home when the contract came in, and it took 108 days on average to sell a home in this neighborhood.
The average 3 bedroom sold for just over $ 650,000 and the average 4 bedroom closed at $ 1,054,000.

Jumbo mortgage rates are inching closer to conforming mortgage rates; what does this mean for purchasers?
With lenders’ renewed confidence in luxury home values, “jumbo” rates have come down dramatically and are nearly the same as “conforming” rate loans.
During 2008 and 2009, when lenders were nervous about the luxury home market, the interest rate spread between a jumbo loan (>$417,000) and a conforming loan (=/< $417,000) was 1.5%. The higher jumbo rate, coupled with stricter down payment and underwriting guidelines, paralyzed the luxury home market.
During 2012, the differential was .5%. Today, we are seeing only a 1/8% rate difference in 30 year fixed rates between jumbo and conforming loan amounts.
The reasons for the shrinking interest rate spread are:
– Higher fees charged by Fannie Mae and Freddie Mac are increasing the rates of conforming loans
– Demand for luxury homes are on the rise resulting in more stable luxury home prices; lenders are more comfortable with luxury home collateral
– Lenders are seeking to build a customer base or cement established relationships with high net worth client
Although the jumbo market we have now is very conservatively underwritten, it is the best it has been in the past years. Some lenders allow up to 85% loan to value with most offering up to 80%.
The lenders are looking at the client in the jumbo loan sector and they see clients with liquidity, strong earnings, and ability to withstand financial shock. Lenders are trying to find ways to cater to these clients.
And, that’s a good thing for jumbo borrowers right now.

This week, 2 apartments at 1430 N Lake Shore Drive were on the real estate brokers’ tour, and I took advantage of the opportunity to tour these properties.
The small 1929 building offers one unit per floor with grand homes — 4400-5000 square feet with expansive views of Lake Michigan.
There are 3 apartments for sale, but only 2 were open for viewing. (Neither of which is my listing.)
